Primary Purpose of Position: Ensure the integrity of all building systems, operate facilities efficiently, and deliver a range of tenant services. Essential Functions: Oversee the effective operation, maintenance, and repair of all building systems including HVAC, electrical, plumbing, lighting, energy management, fire protection, and structural systems. Independently install, fabricate, construct, troubleshoot, and repair intricate mechanical and electrical equipment. Receive and plan work assignments, gather necessary tools and materials, and complete tasks promptly. Exhibit comprehensive knowledge of serviced equipment and apply first-class service procedures in line with inspection and preventive maintenance protocols. Maintain safe and efficient operation of all equipment and tools, and take responsibility for the upkeep of assigned equipment, tools, and uniforms. Keep work areas, equipment rooms, and common spaces organized, clean, and safe. Adhere to operational and safety protocols rigorously. Conduct inspections of all building areas, reporting deficiencies and suggesting enhancements. Be available for various shifts, including extended hours, nights, weekends, and holidays to ensure proper building coverage and to address necessary repairs. Respond to after-hours emergencies such as fires, floods, severe weather events, and power outages. Foster a positive image and attitude, demonstrating excellent tenant relations, teamwork, and respect for colleagues. Pursue employee development goals as recommended by senior engineering staff. Provide technical support to Chief/Lead Engineer or Operations Manager. Non-Essential Functions: Assist in overseeing contractors, inspecting their work, and generating lists of deficiencies. Support the technical training and skill enhancement of less experienced personnel. Help the Operations Manager and Chief/Lead Engineer monitor and implement OSHA guidelines.
