Qualifications
Essential Responsibilities:Execute plumbing, electrical, and HVAC tasks related to building operations. Maintain and troubleshoot heating equipment, chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. Monitor and adjust mechanical/pneumatic equipment, VFDs, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other necessary equipment to maintain a comfortable environment. Assess field conditions and carry out necessary repairs or adjustments. Conduct repairs on doors, ceilings, hand railings, floors, and perform other general repairs and installations as required. Repair plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories. Perform preventive maintenance duties in alignment with OEM standards, building protocols, manufacturer recommendations, and industry best practices. Inspect engine room equipment, fan room equipment, cooling towers, motors, house pumps, electric rooms, backup generators, fire pumps, sump pumps, and ejector pumps. Troubleshoot and repair base building systems. Conduct ongoing quality control inspections. Reinstall or replace signage and ensure that all areas are clean and free of obstructions and debris. Execute drywall, door, lock, cabinet, wall-covering, baseboard, and other repairs as needed.
