The Assistant Property Manager plays a vital role in supporting the Property Manager(s) by overseeing various facets of a commercial, industrial, or retail property. This includes marketing strategies, operational management, and financial oversight to ensure seamless property administration.
Key Responsibilities:
- Deliver services in accordance with established policies, regulations, and contractual obligations.
- Evaluate and authorize vendor invoice payments in line with management agreements and LPC policies.
- Assist Property Manager(s) in generating and presenting precise monthly reports and budget packages aligned with client specifications.
- Facilitate data collection and draft tenant rent and Common Area Maintenance (CAM) reconciliations.
- Collaborate with lease administration and accounting on all lease-related activities, utilizing various systems.
- Coordinate tenant move-ins, move-outs, and property inspections, ensuring spaces are tour-ready.
- Address tenant requests promptly, ensuring resolution through administrative and technical staff.
- Manage contract documents, purchase orders, and vendor service coordination.
- Support bidding processes and review tenant billings for accuracy.
- Conduct regular property inspections and recommend necessary maintenance or alterations.
- Assist in emergency response planning and training drills.
- Contribute positively to team efforts by proposing improvements in systems and processes.
- Maintain effective communication with clients, ensuring timely reporting.
- Undertake additional duties as required.
