We are in search of a seasoned real estate professional to spearhead Visa’s corporate real estate strategy across the Latin America and Caribbean (LAC) region.
The Director of Real Estate will hold a pivotal leadership position in crafting and managing Visa’s real estate strategy and operations throughout the LAC area. This role involves supporting strategic planning, executing real estate transactions, managing construction initiatives, and overseeing facilities operations. Collaboration with global and regional stakeholders is essential to ensure that Visa’s business objectives are met. The ideal candidate will showcase a robust history of data-driven decision-making, leveraging advanced analytics, emerging technologies, including AI, and scenario modeling to guide real estate strategies. A strategic mindset, extensive market knowledge, and proven ability to foster trust, influence decisions, and lead collaboratively across a diverse stakeholder landscape are key attributes for success in this role.
Key Responsibilities
Strategic Planning & Portfolio Leadership
- Formulate and implement a comprehensive real estate strategy for the LAC region that aligns with Visa’s broader business goals.
- Utilize strategic thinking to evaluate portfolio performance, pinpoint growth opportunities, and recommend actions that bolster business expansion and operational efficiency.
- Partner with global and regional leaders to transform business requirements into actionable real estate strategies.
- Provide valuable market intelligence and insights to guide long-term planning and decision-making.
- Track geopolitical, economic, and regulatory developments that may affect Visa’s real estate presence in the Americas.
- Investigate and apply AI-driven tools and analytics to improve portfolio planning, scenario modeling, and forecasting accuracy.
Execution & Operational Oversight
- Oversee the execution of real estate transactions throughout the LAC, including lease negotiations and site selection.
- Craft and implement leasing strategies that balance cost, flexibility, and long-term business objectives; lead intricate negotiations, renewals, and restructuring across various markets.
- Develop and present high-level documents outlining strategic recommendations, financial analyses, and operational impacts to facilitate informed decision-making.
- Manage the entire lifecycle of office buildouts, from initial deal structuring to design, construction, and occupancy, ensuring timely and budget-compliant project delivery that meets business needs.
- Oversee and manage operating and capital budgets to ensure cost-efficiency and value delivery.
- Identify and mitigate risks within real estate and facilities operations, proposing contingency plans to guarantee business continuity and resilience.
