Key Responsibilities:
Leasing:
- Initiate cold calls and establish connections with potential tenants.
- Address all leasing inquiries, conduct property viewings, and follow up with prospective tenants to secure new leases.
- Facilitate new tenancies, renew existing leases, and identify market segments while collaborating with property agents as necessary.
- Negotiate lease agreements for new leases and renewals to achieve favorable terms.
- Perform due diligence on potential tenants.
- Manage the marketing and lease documentation process until the signing of the Tenancy Agreement.
- Enhance tenant relations by liaising with tenants regarding lease matters.
Lease Administration and Management:
- Prepare approval documents for confirmed offers and/or lease variations, ensuring the accuracy of lease details for owner approvals.
- Process letter offers, lease agreements, and other documentation, including variation letters.
- Coordinate with internal and external legal counsel regarding amendments or variations to lease contracts as required.
- Collaborate closely with internal departments to resolve lease-related issues.
- Communicate with tenants regarding lease matters and support the development of strong tenant relationships.
- Work with the Finance team on managing arrears and assist in following up on outstanding payments.
- Contribute to the review and enhancement of lease management processes and procedures.
Other Duties:
Additionally, support the department head in undertaking special projects as necessary.
