Qualifications
Key Responsibilities:Facilities & Mechanical Systems OversightAct as a technical expert for building systems, including HVAC, electrical, plumbing, boilers, chillers, and various mechanical infrastructures.Diagnose complex maintenance issues and formulate long-term solutions.Support preventative maintenance initiatives aimed at asset preservation and operational efficiency.Monitor building systems performance and identify areas for improvement.Resolve recurring maintenance issues by identifying root causes.Team Leadership & Operational SupportCollaborate with the Maintenance Supervisor to facilitate daily maintenance operations.Assist in prioritizing and delegating service requests to maintenance team members.Track service request completion and address any outstanding items.Provide hands-on assistance for service requests as necessary.Coach and mentor maintenance team members on technical skills and best practices.Promote safe work practices and ensure compliance with company and OSHA safety standards.Support the training and development of maintenance staff.Turns & Unit ReadinessAssist in scheduling and executing apartment turnovers.Support the maintenance team in preparing vacant units for marketing readiness.Coordinate with vendors during turnover periods as required.Ensure that turnover timelines are met while upholding quality standards.Asset Preservation & Capital ProjectsAssist the Property Manager and Maintenance Supervisor with capital improvement planning.Facilitate vendor coordination and project oversight for larger repair and replacement initiatives.Collaborate with the National Facilities Manager and leadership on asset improvement strategies.Assist in bid collection, scope development, and vendor selection.

As the Facilities Operations Supervisor, you will play a vital role in enhancing the operational performance, mechanical systems, and overall asset integrity of our community. Collaborating closely with the Maintenance Supervisor, you will ensure that the property’s infrastructure, preventative maintenance programs, and daily maintenance operations are functioning at their best.
This position is technically intensive and hands-on, encompassing team leadership, service request management, and unit readiness. The ideal candidate is a solutions-oriented professional with exceptional troubleshooting abilities, asset preservation expertise, and a track record of supporting both daily maintenance tasks and long-term asset performance.
The anticipated pay for this role is $36 per hour, with final compensation determined based on experience, skills, and internal equity.
