Key Responsibilities:
- Conduct strategic market research, including competitive analysis for target communities, price graph comparisons, MLS data research, school district assessments, and property ownership evaluations.
- Coordinate and compile land books for corporate submissions.
- Prepare Comparative Market Analyses (CMAs) for prospective land opportunities.
- Oversee the creation of divisional memos concerning budget surpluses/overruns and the initiation of new phase developments.
- Generate preliminary underwriting proformas and financial documentation for targeted assets.
- Compile development budgets for acquisitions and upcoming phases based on engineering cost estimates.
- Maintain overall project document control, including correspondence, purchase orders, invoices, and supporting documentation.
- Manage Land Development Trade Partner contracts effectively.
- Update and manage Land Development budgets for monthly and quarterly reporting.
- Handle change orders and payments related to Land Development applications and invoices.
- Collaborate with vendors and subcontractors to ensure compliance with insurance requirements prior to releasing payments.
- Create and process check requests for entitlements and land development activities.
- Disseminate and track relevant budget reports from the NewStar Accounting System.
- Coordinate and monitor the bond process from initiation to exoneration.
- Perform additional duties as assigned.
