- Conduct comprehensive inspections and manage community maintenance issues to ensure timely resolution.
- Execute a variety of maintenance tasks as required, including preparation of units and handling work orders.
- Establish and uphold a systematic planning and scheduling routine for preventive maintenance and equipment upkeep, prioritizing tasks and estimating technical assistance during job plan development.
- Lead, motivate, and develop the maintenance team through direct supervision and support.
- Recruit and coordinate the activities of external contractors such as electricians and plumbers.
- Oversee the inspection and maintenance of key building systems, including heating, electrical systems, air conditioning, and ventilation.
- Regularly evaluate maintained equipment to ensure quality of service and optimal operating conditions.
- Monitor and regulate the maintenance budget while tracking expenditures effectively.
- Conduct regular inventory checks of materials and tools, placing orders as necessary.
- Assist in the execution of capital improvement projects.
- Approve maintenance strategies, including monthly reporting and KPI validation.
- Ensure adherence to quality, health, and safety standards, guidelines, and regulations.
