- Perform a diverse range of maintenance tasks as required, including make-readies and fulfilling work orders.
- Establish and uphold effective planning and scheduling for preventive maintenance, prioritizing tasks and estimating work requirements to enhance operational efficiency.
- Lead, motivate, and develop maintenance staff by providing direct oversight and support.
- Recruit and manage external contractors such as electricians and plumbers as necessary.
- Regularly inspect and maintain essential building systems, including HVAC, electrical, and ventilation systems.
- Conduct periodic evaluations of recently serviced equipment to ensure quality maintenance and optimal operating conditions.
- Monitor and manage the maintenance budget, tracking expenditures to ensure fiscal responsibility.
- Assess and maintain inventory of tools and materials, placing orders as required.
- Assist in the execution of capital projects to enhance property value and functionality.
- Approve maintenance strategies, including monthly performance reports and KPI assessments.
- Ensure adherence to all quality, health, and safety regulations and guidelines.
