The Property Manager plays a pivotal role in delivering exceptional property management services to our esteemed clients and property owners. The daily functions encompass comprehensive financial and operational oversight of a diverse portfolio, ensuring seamless interactions with clients, tenants, and vendors, as well as proficient lease management, budgeting, and team leadership.
Key Responsibilities
- Oversee all property management activities, including daily operations, accounts payable and receivable, reporting, and maintaining robust relationships with clients, tenants, and vendors.
- Collaborate closely with Construction, Leasing, Marketing, and Accounting Teams to guarantee that the “Stream Team” delivers outstanding service to all stakeholders.
- Ensure adherence to all Stream policies and best practices across operations.
- Maintain a thorough understanding of the Management Agreements and comply with all client policies and procedures.
- Conduct regular property inspections and follow-ups to proactively identify and resolve potential issues.
- Prepare and manage operating and capital budgets, including re-forecasts, annual expense recovery estimates, and reconciliations.
- Coordinate property-related contracts, services, repairs, and capital projects efficiently.
- Generate, review, and submit monthly, quarterly, and annual financial and operational reports in accordance with client requirements, including monthly variance comments.
- Review and authorize invoices and accounts payable batches, ensuring accuracy in the General Ledger.
- Facilitate tenant lease reviews and setups within the designated accounting systems.
- Comply with Stream's annual property management audit requirements.
- Manage the real estate tax review process for the designated portfolio.
- Oversee all Tenant Improvement applications for accounting submission and payment.
- Maintain personal engagement with all vendors, tenants, and clients.
- Respond to after-hours emergency calls as necessary.
- Supervise designated personnel and manage team-related expense reports and PTO requests.
- Assist in the annual performance review process and provide ongoing feedback to direct reports.
