As the Resident Director, you will take the lead in driving the property renewal leasing initiative, ensuring adherence to the policies and procedures established by PeakMade. This pivotal role demands close collaboration with both the Property Manager and Regional Manager to define renewal ratio objectives and craft strategic plans aimed at achieving optimal occupancy rates. You will be instrumental in delivering exceptional customer service, nurturing resident retention initiatives, and providing guidance and mentorship to the leasing team.
Who You Are:
- A proactive leader capable of mentoring and guiding the leasing team.
- Experienced in Entrata property management software, with a background in sales or management within the multi-family housing, hospitality, or retail sectors.
- A self-motivated individual who is highly organized and driven to succeed.
Your Responsibilities Will Include:
- Cultivating strong customer service relationships with residents, prospective tenants, and community visitors.
- Ensuring property compliance with national branding, marketing strategies, and program objectives.
- Assisting in the recruitment and interviewing processes for all staff.
- Building partnerships with local universities and organizations through events and presentations.
- Supporting the Property Manager in fostering a safe working environment for staff and ensuring compliance with safety protocols.
- Facilitating effective communication between on-site staff and external clients.
- Upholding company standards for applicant screening and guarantor approvals.
- Overseeing the team's responsiveness to internet inquiries, prospect calls, and conducting successful property tours.
- Maintaining comprehensive knowledge and accurate preparation of all lease-related documentation.
- Guiding residents and guarantors through the online renewal paperwork process.
- Assisting residents with move-in, move-out transitions, and lease takeovers.
- Scheduling staffing according to community demands.
- Leading the team in implementing marketing and resident retention strategies to boost renewal ratios and exceed occupancy targets.
- Conducting productive weekly team meetings.
- Implementing and monitoring effective lease renewal programs alongside the Property Manager and Regional Manager.
- Providing training and motivation to staff, ensuring group training sessions are held as required.
- Organizing and executing renewal parties, guarantor events, and competitions.
