The Avenue Viera in Melbourne, Florida seeks a Maintenance Technician to support property management and upkeep. This role focuses on hands-on maintenance, safety, and collaboration with both tenants and the property team.
Main Responsibilities
- Operate and maintain equipment for minor repairs, keeping the property’s interior and exterior clean and orderly.
- Respond to emergency maintenance needs, including evenings and weekends when required.
- Handle a broad range of tasks: painting, drywall repair, tile work, light bulb replacement, plumbing, door repairs, and maintenance of parking lots and sidewalks.
- Read and interpret building and underground utility blueprints.
- Follow all OSHA guidelines and safety regulations during daily work.
- Use lift equipment and ladders for preventative maintenance and repair tasks.
- Inspect property for cleanliness and risk issues, reporting urgent repairs to management.
- Maintain roof drains, inspect catch basins monthly, and perform emergency roof patching as needed.
- Keep service courts clean and safe for tenants.
- Maintain the safety and tidiness of common areas, electrical rooms, and sprinkler rooms.
- Order and collect supplies for specific maintenance jobs.
- Apply general plumbing knowledge to help maintain public restrooms throughout the property.
- Inspect, repair, and maintain electrical, HVAC, and other utility services as needed.
- Create and use checklists for daily, weekly, and monthly maintenance tasks based on property needs.
- Work closely with housekeeping to uphold standards across the grounds and follow up on property projects.
- Provide customer service by assisting tenants and answering questions to build goodwill.
- Maintain professional relationships with management, coworkers, and tenants.
Immediate Focus
This position works directly with the Property Operations & Tenant Construction Manager. There is an immediate need to improve work order processes and contribute to a range of ongoing projects, helping to boost efficiency and property value.
