Qualifications:High school diploma or equivalent is required. Minimum of one year of maintenance experience, preferably in the apartment industry. EPA certification Type I and II is preferred. Candidates must reside within 30 miles of the assigned property. Reliable transportation is required, along with the ability to participate in a rotating on-call schedule. Flexibility to work varied schedules, including weekends and holidays, as needed. Strong troubleshooting skills.

The Maintenance Technician plays a pivotal role in ensuring the upkeep and enhancement of an assigned apartment community. This essential position is crucial to the overall success of the community. We are seeking a resident-focused team player who possesses a strong technical skill set and takes pride in delivering outstanding work.

Key Responsibilities:

  • Efficiently complete all service requests and repairs in a timely and thorough manner.
  • Support the Maintenance Supervisor in monitoring the inventory of tools, equipment, parts, and supplies.
  • Uphold excellent customer service standards at all times.
  • Adhere to personnel management policies and maintain a clean, organized, and safe work environment.
  • Implement and maintain a preventative maintenance schedule.
  • Communicate effectively with residents, colleagues, vendors, and supervisors.
  • Collaborate with the Maintenance Supervisor to manage budget guidelines and uphold an effective preventative maintenance program.
  • Assist in maintaining a hazard communications program as directed by the Maintenance Supervisor.
  • Conduct inspections of grounds, buildings, and community features to minimize liability concerns.
  • Ensure compliance with the company's safety and hazard communications protocols.
  • Work with the maintenance team to ensure the community's physical condition meets company operating and safety standards.
  • Maintain excellent curb appeal throughout the community.
  • Assist residents during the move-in and move-out processes as necessary.
  • Help schedule and perform all maintenance/repair-related turn events.
  • Conduct scheduled maintenance on all equipment per manufacturer recommendations.
  • Address complaints and resolve issues in a professional and timely manner.
  • Maintain accurate records and assist in keeping office, common areas, and model clean.
  • Participate in daily exterior property cleanup, including grounds, breezeways, and common areas.
  • Perform maintenance and cleaning of the swimming pool while keeping accurate chemical logs.
  • Participate in the on-call rotation for emergency services.
  • Take on additional tasks and responsibilities as required.
