Evaluate bids for accuracy and completeness while ensuring no scope overlaps or gaps exist. Address bidder inquiries effectively.Compile a Bid Analysis to evaluate bids and collaborate with the Land Leader to finalize contractor selections.Initiate the buyout and contracting processes for all work; schedule pre-construction meetings with municipalities and contractors.Create a detailed critical-path project schedule using MS Project, incorporating contractor input. Ensure that project milestones are achieved, and lots are delivered on time.Lead weekly on-site meetings with relevant contractors to monitor progress.Track construction progress against the schedule, identifying potential delays and risks. Propose measures and recommendations to uphold the project schedule and budget.Assume complete responsibility for the land development project budget and cash flows; review and approve all pay applications and invoices for accuracy.Ensure the timely activation of water and sewer systems in line with the project schedule. Pursue final acceptance and bond release for all infrastructure and improvements.Communicate precise lot delivery dates to management for planning purposes.
