We are seeking a dynamic and experienced Project Director based in Kelowna who is ready to advance from a Senior Project Manager role within approximately six months. This individual will be responsible for overseeing the comprehensive delivery of ground-up commercial, institutional, and multi-residential projects from design to close-out.
Key Responsibilities:
- Manage the entire project lifecycle for ground-up commercial, institutional, and multi-residential projects from preconstruction to close-out.
- Lead design reviews and provide constructability input; develop innovative methodologies and clear project scopes.
- Estimate and control project budgets at Class D, Class B, and Tender levels; prepare tender recaps and manage subtrade buy-outs.
- Oversee contract strategy and administration for open CM (CCDC 5A/5B) and converted CM (CCDC 2) models; ensure effective execution of CM conversions through risk management and tender recaps.
- Develop construction sequencing, site logistics, and methodology to enhance safety, productivity, and project timelines.
- Drive forecasting and financial reporting - ensure accuracy in forecasts, manage change orders, and safeguard profit margins.
- Identify and mitigate risks while capturing opportunities throughout the project lifecycle.
- Mentor and develop project teams, including Project Managers, coordinators, superintendents, and support staff.
- Cultivate strong relationships with clients, consultants, and subcontractors to ensure repeat business and positive referrals.
- Support business development efforts by contributing to proposals, project scopes, and client presentations.
- Promote continuous improvement and safety excellence - standardize lessons learned and reinforce adherence to WorkSafeBC best practices.
