Minimum Required Experience:A minimum of 8 years of full-time professional experience in Project/Construction Management for Commercial and/or Public/Educational Facility Construction, with a proven track record of managing complex projects valued at $2 million or more. Preferred Experience:Experience with Building Information Modeling (BIM). Involvement in Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS). Familiarity with the Division of State Architects (DSA) construction/design/certification process.

The Tsui Group is actively looking for a qualified and seasoned Project Manager - Maintenance & Operations to lead educational facility construction projects for a prominent educational client in Los Angeles County. The ideal candidate will be responsible for a variety of critical tasks throughout the project lifecycle:

  • Oversee and coordinate all aspects of pre-construction, bidding, construction, and project close-out.
  • Review pre-construction documents and provide necessary feedback to designers.
  • Prepare and present comprehensive status reports to upper management regarding project progress and milestones.
  • Engage with relevant public agencies during all project phases to ensure compliance and coordination.
  • Manage project budgets and schedules, ensuring alignment with the District’s quality standards; conduct monthly budget reviews to reflect accurate project status.
  • Supervise daily contractor activities, assess contractor schedules and submissions, and facilitate responses to inquiries through Requests for Clarifications (RFC).
  • Evaluate contractor substitution requests to ensure compliance with project specifications and District requirements.
  • Analyze and negotiate Contractor Change Order Proposals for fairness and reasonableness in pricing, while addressing project timeline impacts promptly.
  • Monitor and manage payment processes for contractors, architects, engineers, and other involved parties.
  • Administer Professional Service Agreements between architects and the District.
  • Coordinate the delivery of related fixtures, furnishings, and equipment for the District.
  • Oversee project close-out activities, ensuring certification with the Division of State Architects (DSA) and financial completion.
  • Perform additional duties as assigned.
