Job Summary:
Join our dynamic team at Essel Environmental as a Senior Superintendent specializing in Multi-Family Housing. In this pivotal role, you will lead on-site construction efforts for expansive residential developments, ensuring that each project is executed with precision, safety, and adherence to established timelines and quality benchmarks. The ideal candidate will possess extensive experience in managing multi-family housing initiatives, demonstrating the ability to drive team performance, liaise with subcontractors, and effectively address on-site challenges.
Key Responsibilities:
- Oversee all stages of multi-family housing projects from foundation through to the final punch list, ensuring compliance with timelines, project scope, and regulatory codes.
- Direct and synchronize the efforts of subcontractors, suppliers, and on-site teams, fostering effective communication between the field and project management to achieve project milestones.
- Champion safety protocols by conducting regular safety meetings and inspections, ensuring that the site consistently meets OSHA and regulatory standards.
- Create and uphold detailed project schedules, collaborating with project managers and trade partners for timely completion of multi-family units.
- Track on-site expenditures and manage project costs effectively to prevent overruns related to labor, materials, and subcontractor agreements.
- Conduct daily inspections to ensure compliance with plans, specifications, and quality standards, particularly for shared utilities in multi-unit structures.
- Proactively address and resolve daily challenges and unexpected issues that arise on site, working in close partnership with the project manager to maintain construction progress.
- Act as the primary on-site liaison for all stakeholders, including project managers, clients, subcontractors, and city inspectors, providing regular progress updates and escalating issues as necessary.
- Maintain thorough project documentation, including daily logs, RFIs, change orders, and inspection reports, ensuring alignment with local regulations and company policies.
Requirements:
Skills/Qualifications:
- At least 5 years of experience as a Construction Superintendent, focusing on multi-family housing projects, including mid-rise or high-density developments.
- Demonstrated experience in multi-family housing construction, encompassing structural systems, MEP (mechanical, electrical, and plumbing), and finishing work.
- Capability to read and interpret architectural plans and specifications for multi-family units.
- Exceptional leadership and communication skills to effectively manage large teams and multiple trades on site.
- Proficiency with construction management software and tools.
