Our real estate division manages acquisition, realization, and management of new construction projects. You will focus on the realization phase—from the purchase agreement to delivery and the startup of the operational phase. This involves collaborating with developers and builders, managing time and budget, while ensuring quality. You are proficient in Dutch as our communication primarily occurs in this language.Key Responsibilities:You will begin your work after being briefed by the acquisition team about the project, ensuring you are well-acquainted with all the details of your project.Utilizing your negotiation skills, you will create solid purchase and contracting agreements that will be referenced in the future.Cost control and planning are not mere administrative tasks for you; they are essential management tools. You will maintain focused coordination with builders, developers, and internal colleagues on these matters.Together with the internal property manager, you will seek the optimal balance between return and relevance while not shying away from substantive discussions.During the realization phase, you will ensure a well-coordinated handover to Merel Vastgoedbeheer, enabling them to hit the ground running and efficiently serve tenants from day one.You will actively follow developments in real estate, construction, society, and regulations—not because you must, but because you want to understand them (even between the lines).

Role overview The Senior Project Manager Real Estate Development - New Construction leads the realization phase for new construction projects, starting from the purchase agreement and continuing through delivery and the launch of operations. This position is based in Baarn, Utrecht, and reports directly to the Director of Real Estate. Main responsibilities Oversee multiple new construction projects simultaneously at various locations throughout the Netherlands. Take full responsibility for projects once transitioned from the Acquisition team, ensuring a detailed understanding of each project. Negotiate and finalize purchase and construction agreements that align with the interests of all involved parties. Manage project timelines, budgets, and quality, maintaining clear communication with builders, developers, and internal teams. Work closely with the property management team (Merel Vastgoedbeheer) to balance financial returns and project relevance, engaging in discussions as needed. Ensure a smooth handover to Merel Vastgoedbeheer so tenants receive strong support from the start. Stay informed about trends in real estate, construction, and relevant legislation, maintaining a genuine interest in the sector. Collaboration This position works closely with the Acquisition and Management teams, as well as external developers and contractors. The Senior Project Manager reports directly to the Director of Real Estate.
