Key Responsibilities:Design and execute effective leasing and marketing strategies for the Group's managed and developing properties.Conduct ongoing market research to analyze competition, tenant demand, occupancy rates, rental pricing, and site assessments of all Group properties in relevant regions.Proactively attract and lease available spaces to financially stable tenants, maintaining a robust waiting list of potential occupiers aligned with the desired tenant mix.Collaborate with Leasing Agents and Property Managers to ensure adherence to engagement terms, KPIs, and marketing policies for the Group's properties.Maintain an updated database of inquiries and track conversion rates.Negotiate commercial terms consistent with Group budgets for each property and draft Heads of Terms Letters for prospective tenants.Schedule lease expiration dates strategically to prevent simultaneous expirations.Ensure all lease agreements align with standard terms while minimizing deviations.Review and confirm that lease rates are competitive and meet income goals for the properties.Assist the Legal Department with the collection of necessary lease and client due diligence documents for tenant screening.Ensure timely collection of initial rents, security deposits, fees, and service charge payments to a designated Company bank account according to the agreed payment schedule.Keep clients informed about construction progress and anticipated handover dates of properties under development.Assist in gathering tenant fit-out designs and service requirements for review by the relevant Project Manager, ensuring coordination with property specifications.Coordinate the handover process and address any issues between tenants and the construction team.Oversee the Group's social media presence to enhance external visibility and follower engagement, ensuring the Business, Leisure, and Lifestyle brand is appropriately represented.Identify relevant industry events for cost-effective marketing of the Group's properties and ensure professional design and setup of Company exhibition stands.Monitor and manage the expenditure of the marketing budget.
