The Property Manager plays a pivotal role in overseeing the operations of a designated portfolio of commercial, industrial, and retail properties. This position requires the coordinator to manage marketing, operational, and financial activities in alignment with client and company expectations.
Key Responsibilities:
- Ensure that all services are delivered in accordance with established policies, procedures, regulations, and contractual commitments.
- Lead the daily and strategic activities of the property management team; establish work schedules, delegate tasks, and facilitate cross-training; track progress against deadlines to achieve client and company goals; enhance team performance through expert guidance and system improvements; conduct formal coaching and performance reviews; oversee recruitment and training of new team members.
- Oversee vendor invoicing and approve payments in compliance with management agreements, LPC policies, and established authorization limits.
- Prepare and deliver timely, comprehensive monthly reports along with annual operating and capital budgets; submit tenant rent and Common Area Maintenance (CAM) recovery charges to clients.
- Monitor contracted terms impacting financial performance; report on expirations and restrictions affecting asset value.
- Manage lease administration activities in conjunction with lease administrators and accounting; review and approve lease setups and changes.
- Facilitate tenant move-ins and move-outs; maintain vacant spaces in a condition ready for tours; ensure effective communication and documentation during tenant onboarding.
- Address tenant needs promptly by ensuring administrative and technical staff resolve issues quickly; develop and implement a robust tenant care program to maximize retention.
- Direct sourcing and procurement activities to optimize operational efficiency; provide detailed bid analyses and recommendations to enhance client value; manage vendor performance to ensure contract compliance.
- Proactively collect rents and other charges per lease agreements, reporting accounts receivable status to clients with actionable insights.
