Required Experience:At least 10 years of full-time professional experience in construction, project management, or a combination of both in commercial or public/educational facility construction. A minimum of 3 years of demonstrated experience coordinating complex projects with construction values exceeding $10M. Preferred Experience:Experience in Design-Build projects. Familiarity with Building Information Modeling (BIM). Experience with Leadership in Energy and Environmental Design (LEED) certified projects.

The Tsui Group is actively looking for a highly qualified and experienced professional to join our team as an Owner Authorized Representative I. This role will support a major educational client in Los Angeles County and encompasses a variety of responsibilities related to educational facility construction projects.

  • Oversees and coordinates all phases of the project lifecycle, including pre-construction, bidding, construction, and project close-out.
  • Evaluates pre-construction documents and provides constructive feedback to the design team.
  • Organizes and prepares comprehensive reports for upper management detailing project progress and status updates.
  • Engages with relevant public agencies to ensure compliance during both pre-construction and construction phases, while collaborating with various district and project staff.
  • Manages project budgets and schedules to align with the district’s quality standards, monitoring financials on a monthly basis to accurately represent project status.
  • Supervises daily contractor activities, reviews construction schedules and submittals, and addresses contractor inquiries through Requests for Clarifications (RFC) and related documentation.
  • Assesses substitution proposals from contractors to ensure adherence to specifications and district requirements.
  • Reviews and negotiates Contractor Change Order Proposals to ensure fair pricing in line with project specifications, while promptly addressing schedule impacts.
  • Oversees payment processes for contractors, architects, engineers, and related parties.
  • Administers Professional Service Agreements with architects and the district.
  • Coordinates the delivery of related fixtures, furniture, and equipment for the district.
  • Manages project close-out procedures, ensuring certification with the Division of State Architects (DSA) and financial closure.
  • Performs additional related duties as assigned.
