About the Role
We are on the lookout for a reliable and enthusiastic Night Shift Maintenance Technician to join our team in the Chicago area. This entry to mid-level position involves responding to maintenance requests, tackling after-hours emergencies, and ensuring that our properties are safe, compliant, and well-kept. This role demands a hands-on approach, independent judgment, and a commitment to accountability and thorough follow-through.
The ideal candidate will take ownership of their assigned properties, work efficiently with minimal supervision, and prioritize the resident experience alongside regulatory compliance.
Responsibilities & Essential Functions
The following duties represent the core responsibilities of this role, which must be performed with or without reasonable accommodation: Schedule: Monday-Friday, starting at 4:30 PM, with on-call availability required during weekends.
- Timely response to maintenance work orders
- Diagnose and resolve HVAC, plumbing, carpentry, electrical, and general repair issues
- Document work accurately, including time, notes, and photos in AppFolio
- Generate work orders for any deficiencies identified on-site
- Close completed work orders accurately and promptly
- Conduct preventative maintenance tasks as scheduled
- Prepare units and properties for inspections, including those from banks, housing authorities, and licensing bodies
- Follow proper procedures for entering occupied units and provide necessary notifications
- Communicate maintenance progress effectively and professionally with residents
- Participate in scheduled overnight on-call rotations
- Respond to after-hours emergencies promptly and professionally
- Support compliance with the Chicago Heat Ordinance during the winter season
- Assist with snow removal and preventative salting as needed
- Maintain a clean and organized maintenance workspace
- Adhere to all company safety, purchasing, and vendor policies
- Travel between assigned properties as required
